What We Provide
Strawberry Fields - Design Guideline Requirements
Trees along sidewalk policies
The HOA wants to remind homeowners they are responsible for the trees on their property including the ones by the sidewalk. It has been observed that many of the trees are blocking the sidewalks to the point that people as they walk around the neighborhood would come into contact the trees. The safety of pedestrians on our sidewalks is a responsibility we take seriously. Homeowners are required to trim these trees to 7 foot high the full width of the sidewalk.
The HOA is giving homeowners until July 24, 2026 to trim all trees along the sidewalk to the height and width stated above. After such a time the HOA will take action to get this work done. Any fees incurred by the HOA to clear the sidewalks from contractors or other parties will be charged to the homeowners. The HOA does not want to go down this path so please, take time to do this work by July 24 and avoid these fees.
Additionally, homeowners who have a dead tree between the sidewalk and the street are required to replace it with a similar tree (noted in the Design Guidelines show on the next page). The HOA is asking homeowners in this case, to submit a Modification Request form to Jolicor for approval by September 01, 2026 to show you are replacing the dead tree. Again, the HOA prefers cooperation on these matters.
Strawberry Fields Condominium Association Design Guidelines
1.16 Street Trees; Landscaping and Grass Cutting.
Upon completion of construction of a residential dwelling on any Unit, the Owner shall cause the Unit to be finish graded, sodded, irrigated and suitably landscaped as soon after such completion of construction as weather permits, and in any event within six (6) months from the date of completion. When weeds or grass located on any Unit exceed six (6") inches in height, the Owner shall mow or cut the weeds and grass over the entire Unit except in wooded areas, and Wetlands, if any. If an Owner fails to mow or cut weeds or grass on the Owner's Unit within ten (10) days after written notice, the Architectural Control Committee or the Association may perform such work and the cost shall be assessed to the Owner and become a lien upon the Unit as provided in Section 13 of the Bylaws.
Landscaping. Prior to commencing any landscaping project on the Owner's Unit, the Owner shall submit to the Strawberry Fields Architectural Control Committee a proposed landscape plan, which needs to be approved by the Architectural Control Committee prior to the start of work.
Care should be exercised in landscaping, planting, and maintenance of trees and shrubs to prevent drainage problems or obstruction of sight lines required for vehicular traffic. Consideration should also be given to type of trees to be planted, specifically with regard to size of mature trees and how roots will affect water line, underground cables, encroachment on sidewalks and streets, etc.
Trees that are located in the easement along the street are the homeowner’s responsibility. The trees must be maintained by the homeowner, including replacement, if the tree dies. Replacement of said tree must be submitted and approved by the Architectural Control Committee. Additional trees may be approved, however, submittal and approval of the Architectural Control Committee is required. All new addition or replacement trees shall be similar species and trunk diameter size to match existing trees on the street.
